Khandala

Khandala Valley

Unique location, on the mountains you see across the valley from Hotel Dukes Retreat. Amazing view of the forests with sheer drops of up to 200 feet in the area. Huge development by neighbour complete with roads and dams, so while a jungle type retreat can be done, all utilities can be made available

Pavana Dam – The hotspot of Lonavala
Playground of some of the richest people from Mumbai and Pune. This will continue to generate the highest returns in the near future. The unparalleled views of mountain and clean water, a real refresher

We have amazing blocks of land near the water (but not in Pavana project), on the hills (great roads, great views) and in the fields.

We also have a 3.5 acre block with an unfinished 2 storey house for 1.7 crores

Land in this area with good views is about 30 lakhs an acre and without views about 18 lakhs an acre. Most of our blocks are in the 25lakh an acre range.

CAUTION: Dont fall for the hype there is plenty of land available. Do not pay any deposit without getting a zone certificate to ensure that it is not in Pavana project or under forest zone.

Besides Pavana there are about 4 other dams in the area. We have a 6 acre and a 50 acre block for sale with very close proximity to water.
Caution: No matter what the owner or broker tell you, legislation requires that you cannot construct anything 100m from water’s edge

Cheap land? Are you ready to go the distance?
6 to 12 lakhs an acre 10km from Amby Valley. Great views, rugged scenery

Want even cheaper land? How about 3.5 lakhs an acre? We have a 300 acre block near Kamshet. Bad roads but water and electricity possible.

Miscellaneous
We focus only on Lonavala. But we also have a resort for sale in Kerala because it was built by one of our consultants. Also 3 restaurants in Sydney, Australia.

After 3 years of rapid rising, our forecast for prices in the next 6 months is that they will stabilise in most areas but continue growing rapidly around some dams as the richer people of Mumbai and Pune build more holiday, entertainment and retirement homes.

A word of caution: please do not trust anyone no matter what their qualifications. Weekly, we hear about horror stories.  Check and double check all documents and ensure the ‘supposed’ buyers havent taken deposits from multiple people.
